Master Communities or Independent Developments?
Buying a property in a master community or within an independent development. Although, Dubai offers plethora of options to choose from, when it comes to finalizing your home, however one of the key differentiators for the end-users here that impacts on long term is if the development or project they are opting for, is a part of a master community, a gated community or just an independent development.
Master community developments are the ones where residents get to enjoy various amenities like children play area, parks, jogging tracks, cycling tracks, pet’s park, skate park, multipurpose sports courts, splash parks, golf course, manmade beaches and a lot more. Some examples of these communities are Dubai Hills Estate, Town Square Dubai, DAMAC Hills, Mudon, EMAAR Beachfront, Arabian Ranches and so on and so forth. Typically, these communities are gated and designed to offer facilities that residents and their visitors can enjoy.
These communities are generally designed to be self-sustainable offering all the necessities of life available within the vicinity which may include: schools, clinics, community centers, hospitals, restaurants, groceries and hotels. These communities are merely designed for residents to enjoy the sub-urban atmosphere whilst gaining access to the modern amenities.
The public transportation accessibility is not very good in such communities, as these are not designed to cater masses and the service charges of properties in such communities are moderate as the residents also get to enjoy these benefits which are maintained exclusively for them. The open communities are the ones where residents do have access these facilities, but most of them are paid and the privacy to the residents is relatively lesser. Communities like Dubai Marina, JBR, La Mer, City Walk, Downtown Dubai are categorized into this group. These communities are happening and there is always city buzz around the year which incites tourists locally and from around the globe to come and enjoy the vibes.
These communities usually have additions of tourist attractions, shopping malls and the ratio of hotel to residential units is relatively higher. The public transportation accessibility is excellent in these communities, as these are designed to cater the tourists and residents alike. The service charges of properties in these communities are relatively higher, as the residents have seamless access to world class attractions that are available easily to them. Another classification are independent developments that generally come within a master community, but in terms of amenities and accessibility are not great. These independent developments offer the lowest service charges and are often opted for the market savvy buyers, who intend to live minimalistic lifestyle without fancy amenities.
Developments in Jumeirah Village Circle, Jumeirah Village Triangle, Arjan, Sports City, Dubai Silicon Oasis are such examples where residents do get the basic amenities, but because the infrastructure is focused towards lifestyle enhancement, these developments offer relatively higher value for money to the residents. It is important especially for the end-users to understand the differences amongst different communities and what value proposition each offers, so they can opt for a home that perfect suits their lifestyle.
